The RE market is crazy now, but it depends on where you're looking. Many are leaving FL, but I've been looking in PA, and houses are selling up to $100K over asking wihin ONE DAY. Very discouraging.

As to inspectors, most will catch 50% of what is wrong with the house. I always recommend (and I do this myself) to hire a contractor, pay him $250 to go through the house. Much, much better result in my experience.
